Is real estate investing a guaranteed path to financial success? We’ve all heard stories about people buying real estate in cities such as Vancouver or Toronto “at the right time” and becoming millionaires in a matter of years. While that can happen, real estate does use significant leverage and if the wrong property is purchased at the wrong time (for you, not necessarily the broader market) it can lead to financial ruin. This webinar from the Financial Skills in the Real World series will review the key metrics to consider when deciding to buy an investment property and teach you how to compare its cash flow to a REIT ETF. We will also discuss whether COVID-19 may represent a buying opportunity or whether you might be better off staying clear of real-estate for the time being.

Learning Outcomes:
• Determining the costs and benefits of buying investment properties and when these can be more or less desirable than REITs.
• Learn how to accurately calculate the cash flow of an investment property.
• Learn what additional rules and regulations apply to investment properties vs. your principal residence.
